Overview

Construction with pre-cast technology has been around the world for more than 50 years in over 80 countries. The biggest barrier to an entry for the technology in India was mass availability of cheap labor which made the conventional cast in-situ construction the method of choice. However, now due to the emerging scarcity of skilled labor as well as a mass boom in the field of affordable housing, thanks to our Hon’ble Prime Minister Mr. Narendra Modi’s Pradhan Mantri Awas Yojna, rapid construction technologies such as pre-cast have gained much popularity. This is mainly due to its lack of dependence on labor, increased speed of construction, and superior quality of finish the technology helps achieve.

Advantages of Pre-Cast Technology

Quality

The casting of concrete members has shifted from construction sites to pre-cast plants. Such transfer of work to factories ensures a superior quality of finish as:

  • It is possible have 100% control over variables that determine the quality of concrete such as raw materials, water/cement ratio, proper vibration and compaction etc.
  • Quality control has become centralized at pre-cast plants rather than multiple construction sites.
  • Concrete members are not subject to any workmanship faults which happen at site

Durability

Pre-cast construction demands the use of higher grade of concrete. Pre-cast structures are highly resistant to impact, corrosion, weathering, abrasion and other damages of time, which reduces maintenance and operating costs. Average life of a pre-cast structure is about 100 years.

Safety

Pre-cast technology sets higher safety standards for the contractor as well as the consumer. With most of the activities happening in a controlled environment, a higher standard of safety is maintained. Precast concrete is non-combustible with built-in fire-resistant capability. It creates a safe envelope that helps protect people, equipment and the building itself. And it may also be helpful in reducing property insurance premiums.

Sustainability through minimal wastage

Sustainability is meeting the needs of the present generation without compromising the needs of future generations. In other words, sustainability is our capacity to endure. As an industry, as a society, and as people we do this by making the most of our resources and by recycling and reusing materials whenever possible in a responsible and efficient manner. Since precast concrete building systems are manufactured in a controlled environment, we minimize building material waste along with construction site noise and dust. Typically less than 2% waste is created and up to 95% of that waste is reclaimed and/or recycled into other products.

Aesthetics

Precast concrete provides the designer with an unlimited architectural vocabulary of expression. It is incredibly responsive to the designer’s needs, as it can be shaped in a cost effective manner. The only limits are imagination and creativity. Design flexibility is possible in both color and texture by varying aggregate and matrix colors, size of aggregates, finishing processes and depth of exposure.

Comfortable living and Energy Efficient

By replacing all brick and masonry with concrete, pre-cast homes become more energy efficient. Concrete has a high thermal mass, meaning it has the ability to absorb a lot of heat energy from its environment and then releasing it very slowly. Just like a thermal sponge, pre-cast concrete absorbs heat during the summer to keep the building’s interior cool, and stores heat from the sun to release it slowly at night when the temperature falls. This damping effect ensures a comfortable and ambient environment for the resident. It also reduces energy demands on a building’s Heat, Ventilation and Air Conditioning (HVAC) systems, leading to higher energy efficiency and lower carbon footprint.
